AUSTRALAND COMPLETES VITAL ROAD LINK AT AUGUSTINE HEIGHTS

Australand has completed a vital road link within The Springs
masterplanned community, which will increase accessibility for
residents of the Augustine Heights community, according to Ipswich
City Council Councillor, Paul Tully.

Leon Capra Drive will enable residents' access to the community off
Augusta Parkway and Santa Monica drive, bypassing the busy
intersection between the two roads which turns into a bottleneck
around the neighbouring St Augustine's College drop off and pick up
times.

Future residents commuting along Santa Monica Drive will also have
access to a second entry point to The Springs, just to the south of
the school grounds.

Division 2 Councillor, Paul Tully, said the completion of Leon Capra
Drive is an important infrastructure contribution to the community by
Australand.

"The Ipswich City Council welcomes development contributions of this
kind as it helps to provide the vital infrastructure needed for the
vibrant and growing Springfield area" he said.

"Leon Capra Drive will not only make The Springs more accessible for
future residents, but it will make the journey for parents – and their
children -  accessing St Augustine's College a safer one," he said.

"We look forward to working closely with Australand and other
developers in the region in coming years – projects such as The
Springs provide affordable housing to capture the region's expanding
population base and provide vital employment opportunities, especially
in the construction sector."

Australand's General Manager Queensland Residential Division, Mr Nigel
Edgar, said Australand worked closely with Ipswich City Council on The
Springs' masterplan to enhance accessibility along the popular route.

 Leon Capra Drive was constructed by Australand as part of a civil
works campaign for The Springs – a masterplanned community which will
ultimately comprise approximately 280 allotments catering to first and
second home buyers, families and investors at a time of undersupply in
some segments of the Australian housing market.

"Prior to the completion of Leon Capra Drive commuters coming from
either direction of Augusta Parkway only had one option, which was to
use the roundabout at the intersection with Santa Monica Drive," said
Mr Edgar.

"In effect this vital piece of infrastructure has created a bypass of
the busy intersection at Santa Monica Drive and Augusta Parkway."

Just recently Australand commenced work on its innovative Bushland
Management Plan - a comprehensive plan to manage and enhance bushland
on land surrounding Woogaroo Creek - which runs through the 21.9
hectare site of The Springs – and two adjoining gullies.

 The first homes at The Springs are scheduled to commence construction
in coming weeks, following a $4 million sales run.

Last year Australand launched 15 all-inclusive architecturally
designed house and land packages at The Springs. Remaining homes in
this initial release range in size from 170sqm to 257sqm with prices
starting from an affordable $382,000.

Australand is currently one of Southeast Queensland's most active
developers with projects planned or under construction in Brisbane,
the Gold Coast and the Sunshine Coast.  Since the 1960's Australand
has played a major role in creating the 'Centenary Suburbs' - a group
of seven suburbs located in the outer-west of Brisbane, just north of
The Springs.

The Springs is located on the corner of Santa Monica Drive and Leon
Capra Drive, Augustine Heights, with a sales and information centre
open 7 days 9am - 5pm.
