Planning and Development Committee chairman Paul Tully said council had given approval for four lots to be divided into 47 housing lots.

The four hectare development has frontage to Jones Road to the south-east and Birkenstock Court and Tamatea Drive to the west and will be developed over two stages.

Cr Tully said lots within the development would range from 560sq m to 2970sq m.

Cr Tully said the developer would be required to contribute $1,086,193 towards community facilities, parks, water supply, sewerage and roadworks infrastructure.

"They will also need to widen the drainage/pedestrian paths to Jones Road to 10m in width and construct an indented bus bay.
